In buying commercial property, whether vacant or improved, the parties to a commercial transaction want to close efficiently and quickly.  At Eagle Title, Commercial Division  we do both while completing the complicated process of a commercial closing for our clients.

  • Review initial title order and all client documents pertaining to the transaction 
  • Work with title insurance companies and apply tools and processes necessary to prepare the Title commitment and resolve any issues discovered. 
  • Order and review ALTA / NSPS Land Title Survey to show potential issues of easements, encroachments utilities and title exception of record 

HOW WE DO IT

In buying commercial property, whether vacant or improved, the parties to a commercial transaction want to close efficiently and quickly.  At Eagle Title, Commercial Division  we do both while completing the complicated process of a commercial closing for our clients.

  • Resolve any issues coming stemming from survey and Title Research.
  • Coordinate with the buyer,  seller and Title Insurer to ensure all issues are resolved and all documents are exact and the transaction is clear to close. 
  • Confirm the signers through corporate authorization documents for closing the transaction.
  • Prepare the settlement statement and closing fees.
  • Provide legal support through affiliated law firm of Liff, Walsh & Simmons.
  • Prepare for complex transactions to ensure all transactions regardless of complexity go smoothly.
  • Follow through to ensure the closing and recording process is complete and final.

Acquisition of suburban development project in Montgomery County, Maryland with a transaction value of $75 million.
Boutique hotel development project in Queen Anne’s County, Maryland with a transaction value in excess of $40 million involving a series of construction and development loans totaling $29 million.
Residential condominium portfolio acquisition with a transaction value in excess of $39 million.
Waterfront development project located in Annapolis, Maryland with a transaction value of $40 million involving a $20 million construction and development loan.
Acquisition and development of a residential subdivision project in Montgomery County, Maryland with a transaction value of $35 million.
Conversion of apartments to luxury condominiums in Anne Arundel County, Maryland involving a $16 million loan construction loan.
Acquisition of a portfolio of apartment buildings in Virginia Beach, Virginia involving CMBS financing with a transaction size in excess of $7 million.
